Role Purpose

We are looking for a motivated and ambitious individual to join the UK Asset Management Team, working on our flagship retail/ mixed use assets on behalf of internationally based Clients.  The role will be supporting more senior members on implementing asset business plans, investment analysis and reporting. The role offers a clear path to career progression in a growing area of the business. 

Key Responsibilities 

Asset Management:
? Create and implement written and numerical asset level business plans, including the preparation of cash flows and budgets
? Assist in coordinating refurbishment and asset management projects by instructing and monitoring agents or undertaking direct projects where appropriate 
? Know our tenants, understand our competition at a building and landlord level
? Develop knowledge on sector and occupier trends
? Assist in monitoring asset level risk

Income and estate management:
? Enhance, extend and protect asset income
? Assist in appointing letting agents, liaising with them and monitoring the marketing process
? Assist in appointing rent review and lease renewal advisors, and liaising with them during the process
? Liaison with property managers and lawyers

Investment transactions:
? Underwrite potential transactions through use of Excel and Argus DCF software
? Assist the Asset Management Team on disposals 

Reporting:
? Prepare annual/quarterly/monthly (as necessary) asset performance reports to the Client and the CBRE Global Investors’ Oversight Committee and Sector Specialists; and
? Provide IPD with fund data to enable performance figures to be produced

Maintenance of records:
? Tenancy schedules and asset measurement indicators;
? Procurement; and
? Invoices

Person Specification 

? Qualified Chartered Surveyor (MRICS) with minimum 1+ years PQE
? Strong academic background
? Understanding of cashflow modelling and valuation methodology (Excel and Argus software experience required)
? An interest in the retail sector, conscious of the challenges faced and how to react/ adapt within the sector
? Excellent written and verbal communication
? Attention to detail and good organisational skills
? Confident, pro-active, hardworking and able to work as part of a team
? Strong work ethic and ambition
